Joe Kessi's path into real estate started early. In 1990, before even beginning college, he completed his first fix-and-flip in Seattle. That first deal sparked something deeper than an interest in property — it created a drive to understand how value is really built, protected, and realized across the full life cycle of a project.
While still pursuing his education, Joe started and operated a restaurant. That chapter became an important part of his development as an entrepreneur. Running a business in real time taught him operational discipline, financial rigor, and the reality that execution matters more than theory. Managing people, cash flow, pressure, and decision-making day to day gave him a skill set that would later shape the way he approached development and investing.
After relocating to Oregon, Joe committed fully to real estate development across the Pacific Northwest. Over the next two decades, he built deep expertise in land entitlement — navigating zoning, permitting, and municipal processes that many developers avoid. That entitlement-first approach became one of his defining advantages, allowing him to identify and unlock value where others often saw complexity or risk.
Across multiple market cycles, including the 2008 financial crisis, Joe developed an investment philosophy grounded in capital preservation, conservative underwriting, and disciplined market selection. Rather than chasing trends, he focused on structure, downside protection, and positioning in markets where momentum and fundamentals aligned.
Over the course of his career, Joe has completed more than 1,000 transactions spanning subdivisions, condo conversions, midrise projects, brownfield remediation, and LEED-certified construction. That range of experience reflects not only volume, but the ability to adapt across asset types, market conditions, and project complexity.
Today, Joe leads Fidelis First with the same conviction that shaped his first deal decades ago: buy right, underwrite carefully, execute with discipline, and stay fully aligned with investors.
